These Terms & Conditions (“Terms”) govern your booking and stay at ITIS Suites (“we”, “us”, “our”, “the Property”). By making a booking through our website, you (“the Guest”) agree to these Terms. Please read them carefully before completing your reservation.
1.1 A booking is confirmed only after full payment is received and you receive a confirmation email with a booking reference. Until then, rooms and rates are not held.
1.2 All rates are quoted in Indian Rupees (INR) and are exclusive of GST unless stated otherwise. Applicable GST is added at checkout and shown before payment.
1.3 The rate displayed at the time of booking applies to your stay. We reserve the right to correct any pricing errors; where a genuine error has occurred, we will contact you before charging and offer the corrected rate or a full refund.
1.4 The Guest named on the booking must be at least 18 years of age and is responsible for all persons included in the reservation.
2.1 Flexible Rate. Our standard rate, bookable with the cancellation terms set out in Section 4.
2.2 Non-Refundable Rate. Where offered, a discounted rate that is paid in full at the time of booking and is non-refundable and non-changeable. Cancellations, amendments, no-shows, and early departures under this rate do not qualify for any refund. This rate is clearly identified at the time of booking.
2.3 Corporate / Negotiated Rates. Where a corporate agreement applies (by registered email domain or booking code), the negotiated rate is applied to the room charge for the applicable stay dates. Add-on services and occupancy charges are billed at standard rates.
2.4 The base room rate covers up to 2 adults and 1 child. Additional occupancy, extra beds, early check-in, late check-out, and other services are chargeable and shown at booking.
3.1 Check-in: from 15:00. Check-out: by 11:30.
3.2 Early check-in and late check-out are subject to availability and may incur additional charges. Early check-in is charged at up to 50% of the room rate; late check-out at up to 25% of the room rate (minimum ₹1,500).
3.3 Valid government-issued photo identification is required at check-in for every guest. Foreign nationals must present a valid passport and visa. We are required to collect and retain identification details in line with applicable law.
3.4 We reserve the right to refuse check-in or terminate a stay without refund where a guest cannot provide valid identification, is intoxicated or abusive, or acts in a manner that endangers other guests, staff, or the Property.
The following applies to the Flexible Rate. The Non-Refundable Rate (Section 2.2) is not eligible for any refund.
4.1 More than 7 days before check-in — free cancellation, 100% refund.
4.2 Between 3 and 7 days before check-in — 50% refund of the total booking value.
4.3 Within 72 hours of check-in, or no-show — no refund.
4.4 Early departure — no refund is provided for unused nights once a stay has commenced.
4.5 Refund processing — approved refunds are issued to the original payment method within 7–10 business days. Timelines beyond our control (bank or card-network processing) may apply.
4.6 Cancellation by us — if we cancel a confirmed booking for reasons attributable to the Property, you will receive a full refund. Our liability in such cases is limited to the amount paid for the booking.
4.7 Force majeure — neither party is liable for failure to perform due to events beyond reasonable control (natural disasters, government action, civil disturbance, pandemic-related restrictions, and similar). In such cases we will offer a full refund or a rescheduling of your stay.
4.8 To cancel or amend a booking, contact us at Reservation@itiscorp.com or through your guest portal, quoting your booking reference.
5.1 Payments are processed securely through Razorpay. We do not store your card details; card and banking information is handled entirely by the payment provider.
5.2 A valid GST tax invoice is issued for every confirmed booking and is available through your guest portal. For business (B2B) invoicing, provide your company name and GSTIN at the time of booking.
6.1 Guests are expected to conduct themselves respectfully towards staff, other guests, and the Property.
6.2 The Guest is liable for any loss or damage to the Property, its furnishings, or equipment caused by the Guest or members of their party, and agrees to reimburse the reasonable cost of repair or replacement.
6.3 Smoking is permitted only in designated areas. Charges may apply for smoking in non-designated rooms.
6.4 We are not responsible for loss of or damage to a guest’s personal belongings, except where caused by our proven negligence and subject to the limitations in these Terms.
7.1 To the maximum extent permitted by law, our total liability arising out of or in connection with your booking or stay is limited to the total amount paid for that booking.
7.2 We are not liable for indirect, incidental, or consequential losses.
7.3 Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law.
8.1 These Terms are governed by the laws of India.
8.2 Any dispute arising out of or in connection with these Terms or your stay is subject to the exclusive jurisdiction of the courts of Bengaluru, Karnataka.
9.1 We may update these Terms from time to time. The version in effect at the time of your booking applies to that booking.
